Sales consultants at Merks mājas advise you to go to the bank as soon as you have decided to look for your dream apartment to know exactly your lending options and what amount of money you can count on to buy an apartment. Merks mājas cooperates with the leading banks of Latvia and the possibilities for granting a loan are also evaluated during the construction phase of the project.
Several additional payments have to be taken into account when purchasing an apartment: contract fee to the bank for the creation of a loan agreement or an escrow account (if a mortgage loan is taken), payment for notarial services, registration of the mortgage in the Land Register, as well as fees related to the Land Register.
Apartment with full interior finishing including wall painting, flooring, plumbing fixtures (bathroom and toilet equipment). The price of each apartment includes a private storage room, which will be located in the basement of the building.
A personal parking space should be purchased separately. The customer shall cover chancellery and state fees, notarial and banking services.
Any apartment (both under construction and completed projects) can be reserved verbally by contacting and meeting our sales consultants. This reservation is valid for 5 business days. If the project is in construction, a reservation contract must be concluded after a verbal reservation. Then, within 5 working days, you have to pay the earnest money of 15% of the purchase price. The purchase amount includes the full amount of the transaction, including a personal parking space and a storage space, if you choose to purchase them. If construction of the project is completed, a purchase agreement must be entered into after the oral reservation.
